Damp Occurring on chimney breast due to the 'Bridging' of the Damp-Proof Course by the concrete hearth on a suspended timber sub floor. As you can see the plaster is fairly new. Damp plaster works have been done previously but didn't solve the issue. The remedial works can incur costs of up to £5000.

What is CSTDB (Certificated Surveyor of Timber and Dampness in Buildings)? It is a professional qualification awarded to Surveyors provided by the Property Care Association (PCA). This includes extensive training at their HQ in Huntingdon and the passing of intense exams under strict examination conditions. The CSTDB has succeeded the CSRT qualification.

Services
We offer:
· Speedy Moisture Testing to walls, which is an onsite test to determine if there is any moisture within the wall structure.
· Salt Analysis Testing which determines if there are any rising damp issues.
· Data Logging of properties to determine if there are any condensation issues. This will require more than one visit and a computer data report will be provided.
· We can provide a schedule of repairs for your contractor to follow.
Tariffs
We offer a range of Surveys to meet your requirements. These can start from individual rooms/walls, all the way through to a full property inspection.
In relation to flats/apartments, we will only inspect communal areas, external structures of flats, maisonettes and properties situated within a main building or communal internal roof areas once a written instruction and payment has been received from the building owner.
Quotes for surveys are available on request.
All surveys are visual in the first instance. Should a destructive survey and/or testing be required to investigate further, this would be agreed in advance with our Client as this would incur additional costs to our Client.
Mileage
Will be charged at a rate of £0.50 per mile from our registered office.
Additional Items
In some cases there may be a need to carry out some destructive testing to ascertain the correct moisture content within the building materials, samples of brick, plasters or mortar can be taken, measure out to the correct amount then, entered in to calcium carbide flask (Speedy Test) and measure can be ascertained for the moisture content of the sample.
Speedy Test £30.00 per test
Salt Analyst Samples can be taken from the building materials, sample of brick, plaster and mortar can be tested for ground salt content, to determine the correct remedial repairs that are required.
Salt Analysis test £25.00 per test
The installation of Data Loggers can provide valuable information in the correct diagnosis of condensation issues. These will measure the humidity, temperature and dew point within a room. A full report will be provided for each room.
Data Logging from £250.00 plus £50.00 on each visit thereafter.
Schedule of repairs £150.00 for your contractor. Please note that your contractors work is between them and yourselves. Our Surveyors will not guarantee their work.
Please note: A survey report and schedule of repairs will not be released to you until payment has been made in full.
Please Note: If floorboards have to be lifted and relayed, and/or skirting boards have to be removed and re-fixed there will be an additional cost. We will endeavour to relay floorboards and re-fix skirting boards, however any making good after an inspection where floorboards, skirting boards have been removed, we will endeavour to put them back temporarily. The Client will be responsible to arrange to have these put back properly.
Please Note: Should permission be granted (in advance) by our Client to remove brickwork to carry out further investigations, we cannot replace bricks after the inspection of the cavities. Our Client will be responsible to arrange for the brickwork to be replaced.
Limitations
Please be aware that if a property is occupied and/or furnished or has belongings in the property, wherever possible, please arrange for the removal of furnishings/belongings/floor coverings to reduce the possibility of a further inspection. If a further inspection is required, this will incur an additional cost. Please note that if there are any obstructions due to items in the property, the inspection will be limited and the surveyor may not note all the defects.
The property will be inspected visually where accessible from the ground floor and upper/lower floor levels were possible adjacent to public areas without the risk of causing injury to the Surveyor or damage to the property. Due care and attention to safety will be undertaken throughout the inspection, regarding safety at all times, as the Surveyor is a visitor to the property.
We can only inspect the structure of the property or building. We cannot inspect services such as gas, electric, water services, heating or drainage. These types of services will have to be inspected by a qualified technician. We cannot comment to the condition or efficiency of any of these.
We cannot carry out any destructive surveys exposing foundations, sub floor areas or any other area that has been concealed at the time of construction. We cannot inspect unexposed or inaccessible areas.
A visual inspection can be undertaken of the rainwater goods and down pipes. These will not be tested. Any drains, gullies and any underground pipes cannot be traced or tested. These will have to be traced and tested by a qualified technician.
Our Surveyors are not qualified to carry out any structural inspection or calculation so they cannot carry out these inspections. The Surveyor may inform you that a structural inspection is required by a structural engineer.
The Surveyors in their report will not mention any minor defects that are not or will not have any effect to the property. The Surveyors will report any areas in the property that have not been inspected. If in the report some minor defects are noted, this does not mean that the property is free from other minor defects.
The report that will be produced is for our Client only for their use and is confidential to them. We are not responsible should it be shared with other parties.
Our Surveyors will only survey and provide a written report on the area or areas as agreed with our Client. This will not include any other part of the property or building that we have not quoted for. We will gladly inspect any other area of the property if requested at an additional charge which is payable before the inspection takes place.
External roofs will be visually inspected from ground level, where possible and is accessible in a safe manner without causing damage to the property and to any adjoining properties or building or to our Surveyor.
Internal roof structures and timber sub floors will only be inspected if requested by our Client or by the Surveyor’s request. Such request by the Surveyor will be agreed in writing by the Client in advance and will incur an additional cost which will be quoted for by the Surveyor. Roof insulation will not be moved when inspecting the roof spaces. This is subject to reasonable access with safety and without undue difficulty.
Surveyors will not remove any furnishing/floorcoverings/fixtures/fittings. These must be moved by the Client prior to the inspection.
We cannot provide health and safety reports or provide health and safety risk assessments. This is the responsibility of our Client or building owner to provide if required.
The Surveyor will not take samples or disturb any part of a building that the Surveyor suspects may contain asbestos. The Surveyor will make the Client or building owners aware of this and the Client or building owner should then commission an approved asbestos specialist to have it sampled and tested for asbestos content.
Any serious hazards that are noted on the inspection will be reported to the Client or building owner. It is the responsibility of the Client or building owner to pursue.
Our Client’s or building owners will pay the agreed quote in full and in advance.
The Client must provide a fair indication of what they want inspecting, including the size of the property or building. In the event of the inspection being more substantial, the Surveyor will be entitled to an additional fee which will be agreed with the Client or building owners at the time of the visit.
